From the 1st April 2004 it became a requirement of the building regulations Part P,  that at the time of replacement of a new boiler for it to be a condensing boiler system. Condensing boilers are highly efficient and incorporate an extra heat exchanger so that the hot exhaust gases lose much of their energy to pre heat the water in the boiler system.
